PROSPECTIVE TENANT REQUIREMENTS

 Applicants must be at least 18 years of age. A government issued photo ID is required of all applicants and guarantors who wish to tour a townhome or model unit. Applicants from foreign countries who have no social security number or citizenship must have a proper and current US Visa, I-9 documentation, and meet the other criteria for consideration. We do not accept a co-signer.

 All prospective Tenants must meet the minimum requirements listed below to be considered for the property. Prospective Tenant must have:

  • A consistent source of income for a minimum of 12 months.

  • A net income of at least 3 times the monthly rent amount for at least the past three months (Example: If rent is $500 a month, you need at least $1,500 of net income per month), OR A balance of the entire lease rent for at least the past three months.

  • A minimum credit score of 600 (special attention paid to number of current and paid accounts with no late payments, number of accounts with late payments, number of accounts in collections, bad checks, no known bankruptcies, etc.).

  • Good rental history (on-time payments, no balance owed, proper notice given, etc.)

  • No reported issues with previous Landlord(s) (no unauthorized residents, no unauthorized pets, no evictions, etc.). Occupants of Prospective Tenant must also have no reported issues with previous Landlord(s).

  • A clean background. Occupants of Prospective Tenant must also have a clean background.

Pets over 50lbs are prohibited. Pets with vicious propensities are prohibited. Breed restrictions to apply.  PetScreening application must be completed alongside rental application.  Smoking is prohibited at Oak Ridge Falls.

Applicant(s) must provide the following:

□   Government issued photo ID for all Adult Occupants (Adult Occupants = Occupants 18 years of age or older)

□   Proof of income (last 3 consecutive pay stubs, most recent W-2, last year’s tax return, and/or equivalent)

Proof of Renter’s Insurance will be required upon moving into any property. This needs to be a personal liability policy with $100,000.00 limits on liability.

 

We usually have multiple applications on the same property. All applications will be presented to the screening department as they are completed. The owner has the final say on which application will be approved.

 

Application fee for applicant screening services is provided through the Appfolio tenant platform and must be completed PER ADULT OCCUPANT.

 (This is a NON-REFUNDABLE FEE). A $150.00 one-time administration fee will also be charged upon application submission. 

 

An investigative report will be prepared whereby consumer report and any other information that ORF4, LLC deems necessary for the purpose of evaluating the application is obtained. Such information may include, but is not limited to, credit history, civil and criminal information, records of arrest, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information.
